In Mahnoor Fatima v Vishveshwara Infrastructure, the Supreme Court ruled that an unregistered sale agreement cannot confer valid ownership. The Court said registration does not equal ownership if the seller lacks a valid title. It also clarified that defective or invalid land deals cannot be later “revalidated” or protected through writ petitions.
